Gulf Southern Properties (GSP) is a commercial real estate acquisitions company and multifamily investor in small to mid-sized Class B and Class C apartment buildings and apartment complexes in the Southeastern United States. Our experienced team of multifamily professionals have extensive local knowledge of the Southeastern multifamily apartment market. We are members of a private group of high-caliber multifamily investors who own thousands of apartment units nationwide. We participate in all transactions as principles, acting as the GP in all acquisitions with a solid syndication model for our LPs.

Stephen Kazella
- GSP is headed up by multifamily investor Stephen (Steve) Kazella, a 1993 Graduate (B.S.) of New Jersey's Montclair State College, and wireless infrastructure leasing expert. A fluent Hungarian speaker, after graduation, he worked in Hungary as an International Partner with Habitat for Humanity International, where he help spearhead the organization's first international "Blitz Build" in 1996 with former President Jimmy Carter, building 10 houses in 7 days with 500 international volunteers in Vác, Hungary.
- Mr. Kazella has spent the majority of his professional career since 2000 working in the cell tower leasing industry working with companies like Sprint, T-Mobile and Verizon Wireless as a Real Estate Site Acquisition Manager, leasing, zoning and developing cell sites in the New York City Metropolitan Area. Mr. Kazella has spent the last 17 years in the wireless lease consulting industry advising utility companies, municipalities, thousands of property owners and their attorneys involved with cell tower lease negotiations and other transactional matters as a Partner at Tower Genius, LLC. Mr. Kazella has been qualified as an Expert Witness, and been quoted in the New York Times, Realtor Magazine, and other major media publications on matters pertaining to cell tower leasing and wireless infrastructure.
- Mr. Kazella is also a Partner in a technology start-up, Bitmine AI, LLC, where he works with hotel owners, gas station owners and convenience store portfolio owners on the deployment of revenue generating rooftop and indoor retail media and data analytic hardware.
- Mr. Kazella's firm GSP is affiliated with a group of over 100 high-caliber, top-performing multifamily acquisitions professionals and investors who own several thousand apartment units throughout the United States.
